RISK · ALERTThey mortgaged the house to buy stocks
Korea falls 8% in one session. The trigger isn't in the earnings. It's on the household balance sheet.

THE NUMBER
85%
of the annual mortgage growth cap, used up in the first half
Korea's five major commercial banks have consumed more than 85% of their annual mortgage credit growth quota in just six months. A large share of that money never bought a home. It bought equities.

When the seller isn't selling because they want to but because the bank called, price stops having anything to do with value.
SK Hynix is one of the two largest memory makers on earth. A 15% single-day drop isn't sector rotation. It's forced selling.
- FORCED SELLING
- — A sale made to cover collateral. The investor doesn't choose it.
- MEMORY
- — Storage chips (DRAM, HBM). The critical input for AI hardware.
QUOTE
PATTERNLeverage doesn't create risk, it exposes it
“Credit never causes the fall. It just decides how fast it happens, and how many people it takes down with it.”
Every credit bubble looks like prudence on the way up. The mistake only becomes visible on the first drawdown.
- CREDIT BUBBLE
- — A price rise financed with debt instead of savings.
- MARGIN CALL
- — The broker's demand to top up collateral. Miss it and they sell for you.
SESSION
THE SPREADHow far the shock has travelled (and how far it hasn't)
The S&P barely moves. That either means the problem is local, or that the market hasn't noticed yet.
The quake starts in Seoul and fades with distance. The question is whether it stays there.
- SMH
- — The semiconductor ETF. The listed basket for the sector.
- FUTURES
- — Contracts that price the index ahead of the cash open.
- CONTAGION
- — When a local problem transmits to other markets.
MECHANICS
TWO WAYS TO BUYWith your salary or with your house
WITH YOUR OWN SAVINGS
You can sit through it
- If the stock drops 30%, you're down 30% on paper. Painful, but reversible.
- Nobody forces you to sell. Time is on your side.
- Your worst case is waiting longer than you planned.
WITH A MORTGAGED HOUSE
You sell at the worst possible moment
- If the stock drops 30%, the collateral breaks first and the bank calls.
- You sell at the low, not by choice, but because there's no alternative.
- Your worst case is no longer the portfolio. It's the home.
The same stock, bought two different ways, produces two completely different investors when it falls.
- COLLATERAL
- — The asset backing a loan. If its value drops, the lender asks for more.
- THE LOW
- — The bottom of a decline. Statistically, where most people sell.
COMPOSITION
THE QUOTASix months to spend a full year of credit
A large share went into equities
Six months with the door nearly shut
A market that rises because new credit keeps arriving stalls the moment the credit runs out. Korean credit is running out now.
Korea's regulator caps how much each bank's mortgage book can grow per year. That cap is already nearly gone in July.
- REGULATOR
- — The authority supervising banks and capping their risk.
- NEW CREDIT
- — Borrowed money entering the system for the first time. It's the fuel of a rally.
CALENDAR
THIS WEEKFour events that decide if the contagion crosses over
| TUE JUL 14 · 08:30 ET | US JUNE CPI | High | With crude climbing, a hot print shuts the door on rate cuts. |
| TUE JUL 14 · 10:00 ET | WARSH TESTIFIES, HOUSE | High | First appearance. If markets see him without backing, more pressure on the long bond. |
| THU JUL 16 · AMC | TSMC EARNINGS | High | The real chip thermometer. Revenue already came in ahead of expectations. |
| FRI JUL 17 · 16:00 ET | MONTHLY OPTIONS EXPIRY | Medium | July opex. Accumulated gamma amplifies any sharp move. |
Korea is the warning. These four will tell you whether the problem stays in Asia or goes global.
- CPI
- — Consumer Price Index. The inflation print that moves markets most.
- AMC
- — After Market Close. Earnings released after the US close.
- OPEX
- — Options expiry. The third Friday of every month.
